Founded by Joseph Sabbagh as a principal investment and management company, Ultimate Realty has grown into a vertically integrated platform - creating value for tenants and institutional investors through the acquisition, repositioning, and operation of East Coast commercial real estate.

Ultimate Realty NYC, LLC was founded in 1993 by Joseph Sabbagh, consolidating his prior direct private real estate investments under a single banner. A family-owned firm with multi-generational roots in New York's real estate community, Ultimate Realty has compounded its portfolio through patient, sponsor-led syndications across New York City and the surrounding metro area - always with a hands-on operating posture.

In 2011, the partnership expanded with Mark and Michael Sabbagh. That generational transition pivoted the firm from a proven family-owned holder of real estate into a full-capability, institutional-grade private equity real estate platform - retaining the patience and alignment of principal capital while adding the structure, reporting, and process expected by institutional investors.

Today, Ultimate Realty is headquartered in Brooklyn, with satellite offices in Florida and New Jersey - and property-management capabilities across the Southeast U.S. The platform invests across opportunistic, value-add, and core-plus strategies, with a tactical focus on the industrial sector - supported by a senior team carrying more than ninety combined years of private equity real estate experience.

Across 33 years, Ultimate Realty has grown from a focus on residential investments and conversions in downtown Manhattan into a full-service private equity real estate firm - today concentrated on East Coast middle-market industrial assets. Pivoting across sectors, geographies, and cycles - proven in the track record below - is part of how the firm has compounded for three decades.

1993Founded

Ultimate Realty is founded

Joseph Sabbagh founds Ultimate Realty consolidating his prior direct private real estate investments under a single banner. Initial strategic focus on residential investments and conversions across value-add and opportunistic strategies.

1994–1999Downtown NYC Conversions

John Street - two years ahead of the Financial District boom

Completion of several residential investments and conversions, including a John Street loft conversion - two years ahead of the New York Financial District boom. Success in the Financial District drove expansion into Tribeca and Bowery residential investments and conversions, as well as mixed-use properties.

2000–2010Brooklyn & NY Expansion

Brooklyn residential - Park Slope, Carroll Gardens, and surrounding Brooklyn submarkets

Ultimate Realty expands into Brooklyn residential across Park Slope, Carroll Gardens, and select Brooklyn neighborhoods, including several condo and townhouse repositioning projects, and further opportunistic expansion into other New York markets such as the Upper East Side and Union Square.

2011–2020Full-Service PERE

The partnership expands; industrial pivot begins

The 2010s mark Ultimate Realty's growth into a full-service, family-owned private equity real estate firm with the joining of current partners Mark and Michael Sabbagh. Focus on New York office, residential, and mixed-use opportunities - including redevelopments on the Bowery, Lower East Side, Flatiron, and Park Slope - alongside expansion into the industrial sector beginning in 2018.

2021–2026Geographic Expansion

Puerto Rico, Florida & the Southeast

The early 2020s and post-COVID era are anchored by geographic expansion - including Puerto Rico (retail and multifamily) and Florida, the Southeast, and Northeast U.S. (industrial and logistics) - alongside further solidification of institutional partnerships.

Ultimate Realty operates across opportunistic, value-add, and core-plus strategies - with a current tactical focus on industrial real estate, including last-mile logistics, multi-bay warehouses, and industrial outdoor storage ("IOS"). The firm continues to institutionalize internal processes through its proprietary, in-house asset and property management platform.
